News from the 2019 Budget Law: a Facade Bonus for the renovation of the facade of condominiums and private houses. But how does it work and when does it apply?
Application cases
The 2020 Facade Bonus will include not only all the exceptional interventions carried out during the year 2020 -as the recovery of the façade- but also ordinary interventions such as cleaning, plastering and painting – even if the color is not changed. The Bonus will apply to all buildings: houses, condominiums, cottages or villas.
The interventions that will benefit from the Bonus are the most disparate; in addition to the aforementioned cleaning, plastering and painting, the following are also included:
- Renovation of railings
- Renovation of gutters
- Facade decorations
- Lighting or rainwater systems
- Cables for television antennas
How it works, limits and cumulations
Article 25 of the Budget Law specifies that the new Facade Bonus will be valid for the costs incurred and documented from January 1st to December 31st, 2020. The bonus will be obtained through a tax deduction of 90% (and not with a refund) without any maximum spending limit.
Moreover, it will be cumulative both with the bonus for building renovations and with the energy ecobonus (which we have already described ).
Only until 2020?
At the moment the Bonus seems to be limited to the year 2020 only, even if the Minister of Cultural Heritage, Dario Franceschini, interviewed by Sole 24 Ore, does not exclude a possible extension: “The intention is to give an immediate impulse to the economy. Then we will see how the bonus will work and how much it will cost. We will have to understand how many people will take advantage of it.”
